Getting Your Home "Show" Ready

There are many articles about staging your home to sell that can easily be found on the internet or books and magazines. What you basically need to understand as a seller is how you live in in your home and how you stage it for show are definitely 2 different things.
Experts will tell you the #1 thing you need to do is "de-clutter", followed by "de-personalize". Buyers want to see space and lots of it. They need to see organized closets (yes they look in your closets-they are looking at the available space). Also, the more you "de-personalize" your home the more the potential buyer can feel at home and imagine themselves actually living there. Personal collections are great but when you are selling your home, your home needs to be as basic as possible so the buyer can mentally imagine where their furniture and collectibles will fit in.
Also, it is very important to make necessary repairs. Just because that drippy faucet doesn't bother you, I promise you, it will be noticed by the potential buyer. The buyer needs to see a home that they feel is move-in-ready. If not, the buyer goes through making a mental check list of all that is wrong with the property and are probably going to assign dollar amounts to each thing and make a low-ball offer if they make an offer at all.
